FirstService Residential SCAM REVIEWS WARNING

FirstService Residential Property Management SCAM REVIEWS

If you have FirstService residential as your property management for your building, it is strongly recommended that you terminate their contract as soon as possible.

We highly recommend Hasbrouck Management https://renthasbrouck.com

  1. FirstService residential property management manages condos in the United States as well as Canada, they are a scam company and you should avoid doing business with them, you can do a google search for firstservice residential reviews or first service residential property management reviews and you will find so many complaints about them.

Choosing them as your property management will make your condominium values depreciate in value.

    3. Do you guys know that FSR is a subsidiary of FirstService Corporation (NASDAQ: FSRV, TSX: FSV)
FirstService generates over US$2.2 billion in annual revenues and has more than 20,000 employees worldwide.

First Service Residential aka Euclid Management aka Starr Management and many more aliases . Failed for years to properly correct the collapsed ceiling defects. Ran away from process servers when I sued to later say that they were never served nor received my complaints. They are a huge Scam rotating their managers every year from building to building to diffuse responsibility. You all heard about Champlain Towers South, a 12-story upscale condominium in Miami Surfside, Florida that has collapsed. Ninety-eight people died. Conveniently, there were no registered complaints to that effect. Investigation is ongoing. (Wall Street Journal Report here:

The emails sent to Miguel Ubiles of FirstService Residential, the HOA for Images Condominiums, described “significantly rotted wood framing” and additional rot in wooden columns, the report said” - additional information here https://floridapolitics.com/archives/438786-firm-alerts-county-to-significant-issues-at-condo-complex-in-kissimmee/).

    4. This is a lie, I just did research on the other company, Hasbrouck Management, and that is a scam of a "company". As for the change of name, that is also incorrect. You should really do better research. They used to be called Merit but bought out FirstService and they thought that name was more marketable and no other reason.

  2. Upon further research we found that firstservice residential used to be called Continental and also Simerra Property Management.

They changed their name to firstservice residential due to several complaints posted about their previous company name.

We ask that you post your complaints about this company below, you may choose to post anonymous if you wish by choosing the anonymous option in the submission box.

We suggest that you find a better property management company for your condominium, having firstservice residential as your property management company will decrease the value of your condominium.

    2. I agree they screwed up my credit. I payed my payment early every month then their dumb person took my early payment and put it toward the previous month which had already been paid how they could even do that I don’t know, it started a whole domino effect of my payment being late somehow with these little 20 cent fees that were sent to the credit bureau. Now I have a Nick on my credit because of their screwup. We called them about when we send a check in the mail they said it doesn’t matter when it is postmarked it matters when they decide to process our check, their words. We send early they have our check for 12 days and it ends up being late because they don’t process it on time. They just raised our fees and nothing gets done around here.. I’m going to our board to recommend they get rid of this company! When you sell your house you have to pay $1,800 to transfer from your name to the new owners name, that is absolutely ridiculous.

I agree with many posts about them, having first service as your property management company makes your property de-appreciate in value.

My advise to the board of directors is to terminate the contract of first service as soon as possible, they are all over the news and found to be corrupt.

  15. As you can see many are saying the same thing about the board members getting kickbacks from firstservice such as free maintenance fees which is illegal.

First service along with all board members affiliated with them should be throughly investigated for fraud and other crimes.

First service forges proxies at the time of the election in order to choose board of directors that are affiliated with them in order to keep first service active in the condominium.

What’s in it for the board members? FREE maintenance fees.

What’s in it for first service? Contracts that they want approved by the board are easily approved, which makes first service employees thousands or millions in under the table commissions from contractors.

Board of members need to come forward and report first service residential for all the wrong doings they are doing.

But ofcourse most likely this will not happen because why would the board admit when they are getting a huge benefit in return such as free maintenance fees!

But who’s earning the biggest benefit? First service ofcourse! Thousands or millions of dollars, in exchange for free maintenance fees to the board members which are only hundreds.

All condominiums that has first service as their management company should be throughly investigated together with the board of directors that works with them.

If you are a member of the board and wish to post information here you may also do so anonymously if you wish.

And then you can replace First Service Management!

Without getting the board of directors out, you will NEVER be able to get first service contract terminated!

    1. They FSR Corporation makes its billions by getting kickbacks from vendors that are part of FSR Brands. The work that gets done...when it gets done...is often shoddy and takes extraordinary amounts of time to compleat. The properties that FSR Property Management manages will use vendors to do the work that are willing to pay FSR Brands the "kickback" or "royalty" or "commission". They often will hire out unnecessarhy work just to make sure FSR brands stays viable and rakes in the money. Their mission statement is to make money for the "shareholders". The whole scam company should me investigated.

  21. This company has an excellent website, great for the perception that it can resolve a lot of the commonly known complaints a community would have of others management companies. My community choose them 2 years ago and it was been anything but pleasant. It has to be the absolute WORST meticulously orchestrated path if deception and lies. When they first came on “they try to get their arms around” everything a full service property management company should be able to. In reality, the manager works in his earliest days to pitch suggestions that “sink the fishhook deeper” like switching financial/insurance/banking over to another FirstService subsidiary “FirstService Financial” Conflict ? Apparently not... they continue to hook the community deeper by trying to get key employees “the front desk guy who has been at the community for years and has a relationship with everyone” to resign from their previous employer and be employed under FSR. They are required to sign non- compete agreements . In essence if the community would get rid of FSR the new management company couldn’t employ your key people as the non-compete prevents this. Finally, they move you to their proprietary community website. We are told the information isn’t owned by FSR and could be transferred if we left - I don’t believe that. We did not do any of these. (Thankfully) Regarding the staff - in 2 years we have had two largely incompetent managers who lack acumen, fail to provide leadership, have no understanding of financials, are unable to give constructive advice to the board - even if it isn’t what they want to hear, they selectively enforce rules and CC&R docs showing favoritism. We’ve had two maintenance people in two years as well. They are incapable of providing maintenance services and are not licensed to do predicable maintenance items. In 2018, our maintenance person couldn’t operate a lift to replace light bulbs in our garage. Regional Manager Roger Edwards made the association pay for the certification. Shortly after FSR promoted him to another FSR property. After contesting the certification fee we had just paid months before FSR waved it. Our desk has no consistency it is new faces all the time that have no comfort with policy and rules of association . I had suggested to our manager Eliott Aleman that he is an “exempt” employee for a reason - his job isn’t limited to 40 hours m-f but it is a minimum and reflecting on his job description which talks about weekends and evenings as required. Our community is here on the weekends and we have serious problems with consistency, staffing issues, vendors (sleeping in locker rooms) Eliott refuses to be here on weekends when the residents are here until he can get process in place with reliable delegates of his. He fails to understand his role as general manager often times deflecting his liability on excuses like not being here or a previous manager. This is unacceptable. Our vendors have consistency issues , leaving bleach spots around our pool, trash rooms filthy, incomplete carpet cleaning. Our in house maintenance is pulled from his daily responsibilities to do things like “add window to fire rated door” taking him off his daily responsibilities having those put off for days. Our building was just washed for the first time in 6 years. Our accounting documents have errors and misapplied expenses later realized and was told FSR accounting misapplied them and readjusted. FSR has nearly every condo tower downtown and ours seems to open a telephone book to find a vendor. Often times proposals or quotes are not done apples to apples . You’d think they could utilize venders known to be successful at other properties. I am running out of characters . I am so angry! Read other only testimonies and lawsuits this is a huge culture issue . It’s deceptive and they lock you in so they can’t be fired . Be careful of conflicts as they have FS Brands - 1400 brands that resemble little ma and pa businesses that answer to the needs of communities.

  22. Very secretive, they provide tel numbers that are disconnected. They attempted to charge me $300 for a fine only to find out they applied it to the incorrect account. Oops our mistake. I have received a fine for a door that was inspected last year and passed. the fine says now it was found to be bad and needs to be replaced. A former board member happens to be a contractor who is the only one who can replace the doors at a cost double of what it would cost to do with another contractor. When i call and request a tel # for the corp office. they wont provide. in addition to the fine i requested service on the poles on patio,. They are cracked and one of them swings losely. The service request was over a month ago. their response "the poles are on order".. They give homeowner 30 days to comply and they take their own sweet time to repair. 4. A few years ago, I attempted to take FSR and the BOD to Mediation Court for gross non-compliance with many, many State Mandates governing CIC properties and the CIC Act itself. Like most people here, the Grievance Procedure is non-existence and FSR just ignores communication it does not want to see. The case was put off and put off due to COVID but finally when it was scheduled I could not attend as I had some health issues and FSR refused to provide to me needed HOA documents. So the case was dismissed. There was no assignment of attorney fees as this was not a case for non-payment of fees and the case was filed in mediation court where attorneys normally would not be allowed. I was surprised when, many months later, that I was being billed for almost $5,000 in attorney fees with no details at all. Again, they refused to provide me with an itmeized accounting of the fees. In fact, they just ignored me altogether. And then started adding between $300-$400 EVERY month for attorney fees and late fees. Again, ignoring all correspondence asking for details on the charges. I kept asking and they kept ignoring. Then, unbeknownst to me, they put a lien on my property (even though I had never missed an HOA payment). I only found out about it when I was transferring the deed to my daughter!! Then the threats to foreclose unless I paid almost $13, 000!!! So we paid. To date, the BOD AND FSR as yet to furnish any sort of explanation or details of these insane charges. They just ignore the correspondence.....as if I have no right to know the detials of WHAT the charges are for!!! THIS IS FSR!!

  25. At Whispering Oaks Condominiums TAMPA, FLORIDA there is a STALKING RESIDENT who is a male about 40 years old. He has a history of being a serial stalker who apparently has been doing this for quite some time. He bought the Condo 15 years ago. His name is William Ryan Blaney and lives at 13832 Orange Sunset Drive Unit 201.
Stalking is a profoundly serious and dangerous crime. Usually the stalker is a current or ex romantic partner, friend, or acquaintance. One would not expect to be stalked by a neighbor at Whispering Oaks Community where the stalker owns the condo and works professionally, as the rest of the residents. He stalks RENTING WOMEN, Especially single ones.
The Stalker Owner has stalked 4 different women over the period of years 2014 to PRESENT according to documentation, internet, and search of public court documents. I am 22 years old and a single woman living alone, and he stalks me all the time as well. What he does not know is, I talked to my dad and he bought a gun, 9MM, couple of months ago for my protection against him and I am moving out in a couple of days to a newly purchased home. On multiple occasions, he has literally waited 5 minutes in his car, waiting for me to get out just to intimidate me. I always knew what he was doing so I would make him wait 5 minutes for me to get out. He would hear my music as I would pull up to my parking spot and he would make it a point to come out and show me that, HERE I AM. One night at 1230AM, after coming home from hanging out, I pulled into my parking space with my music on and he ran downstairs in his boxers, acted like he was getting something out of the car, and went back up. He would hear my music but also his bedroom window could see where my parking space was in next building over.
He does his stalking very subtle, very sneaky; with no witnesses or proof and he is creepy. He has waited for his present next-door neighbor to get out of work at 1130PM and act like he is walking his dogs. She is a nurse who works 3pm-11pm. He knows your life schedule because he is the Stalker neighbor that watches your every move. Before Covid-19, his work schedule was 1030am-9PM. Since June, he has been working out of his condo unit; SO, IMAGINE! He has been caught listening in on his current next-door neighbor’s front door and it was brought to his attention to STOP. He was caught watching his current next-door neighbor, a few months ago, from the patio downstairs at 1015PM. When he was caught, he walked away quickly as if he was just walking his dogs.
I understand Management/HOA do not have much enforcement power and must be followed by law enforcement protocol for such matters to be resolved as far as the criminal act itself. Although he is using the PROPERTY and the COMMON AREAS to commit his sick crime, he is stalking where he lives and owns a condo. HE EATS AND SHITS IN THE SAME PLACE.
Three restraining/protective/stalking orders were filed against the STALKER OWNER. In 2014, two women who lived directly underneath his Condo unit filed, seems like mother and daughter. The third order was filed in 2018 by the next- door neighbor. The 3 injunctions were denied and dismissed. In talking with law enforcement, found out it is hard to grant because the neighbors in the building literally cannot help but to share common areas. Hillsborough County Court records are public documents ANYONE can search.
The 4th woman is working on obtaining the stalking restraining order because unlike the others, there are several police reports on file. With that, she has more leverage than the others. Stalking is hard to prove but with the police called out to property each time can give her more concrete proof to present to the Judge.

    1. HOA's have zero enforcement or ability to help in this situation. The only powers they have are what is in the governing documents. And even those powers are tied to the board, not management. I appreciate the severity and importance of your issue, but you are pulling in the wrong people and then upset they can't help. The state attorney can pursue a larger issue when someone is causing such concerns in a community. It's a public matter, much larger than just the HOA.

  27. Wrongful charges in Chicago, IL. About year ago FSR bought out my HOA. Shortly after I got a collection notice for 3 months of association fees from FSR. They were calming that 3 of my checks were returned. They were charging me a returned check fee and a late fee for each. I immediately contacted my bank because I had more then enough in my account. FSR had made NO attempts to collect on these checks. They were just trying to scam me out of money. My board is still trying to get all the fees from months ago removed. Now FSR is at it again. I pay over 10 days early every month, however they now charge me a late fee every month no matter how early I pay. I have to spend hours on the phone to get this cleared up each moth. The people on the phone seem to have no knowledge of how the company works and just pass information along. They try to act fake nice but their incompetence is only frustrating. Their billing department is a joke, the customer service worthless, and their corporate are thieves. FSR is a terrible company to have to live with. Many of my neighbors are old and don't like change, so they are unwilling to drop FSR as of yet. I am now looking into moving to get away from them.

All they care about is creating new schemes to pocket money with a willingness to take it from all corners, What they could care less about are the owners, quality of service, integrity of communication and community security and again, all this in just 4 months.

There is no way this community disaster should have their contract extended.

Thielbar has made fake bills to extort large sums of monies and together with the Board they are parasites . First Service Residential is a corrupt entity capable of buying dirty cops and other officials.

  35. Worst company to work for as well. Yes, I'm posting as "anonymous" because I still currently work for the company but will be leaving soon. Simply don't want them to retaliate before I leave. Despite the fact that they have a "no retaliation" rule, I've seen otherwise. Yes, they do treat employees like numbers and not people. Yes, they show blatant favoritism. Yes, they DO use unethical and immoral means to gain what they want. I've read through the comments here and it was like reading an exact description of the things I've seen FirstService do to Residents and employees on a daily basis. The upper management of this company has proven to be some of the worst I've ever dealt with. As long as their checks keep coming in and their contracts keep getting renewed, they could NOT care less about anyone else including those who they are supposed to be serving. My advice, coming from an "insider", is to RUN FROM/AVOID/FIRE this company as soon as possible. Save yourselves the stress, lost money and aggravation.

I have to also say that I am on the Board of my condo association, and yes, First Residential [formerly Condominium Concepts, I think] is the company we use. Unlike all of the negative posts on this forum, we have an awesome property manager and staff. And as the VP of the Board since its inception [I have been nominated and elected four times to serve three year terms], I can say unequivocally that the ONLY benefit we receive is a bottle of cold water at our meetings! Absolutely, positively no 'funny business' going on with FSR as far as I know! We love our property management team and they work their butts off every day. The Board has weekly informal communications via email and we meet monthly to handle business - and more often if something urgent comes up. The Board roles are all voluntary, and our Bylaws prohibit any form of payment to the Board. I can also attest that there is no "favoritism" to board members. I can say firsthand that this is TRUE. For example, I once left bagged trash in the breezeway, outside of my door, and I received the same warning as any other resident. (Sorry to burst anyone's bubble!!)

    4. Kickbacks may be “a thing” at the FSR properties mentioned in some of these posts, but they simply are not happening at my FSR-managed property. It’s misleading to say that all FSR properties are the same. Maybe it’s a regional thing. My property is in Charleston, SC and I have the utmost respect for the FSR team at my property. No hanky panky here! I’ve been on the board since it’s inception and management is very transparent in all that it does, and with every penny spent.

  36. First Service Residential is a crooked management company. They charge whatever they want and when ever they want for services that they do not provide. They have billed us for the same repair service over and over again and there is no one form their company whom you can talk to resolve the problem. Their management is a mess and their accounting is a mess. They lie to cheat condo owners with no accountability. They also hire companies to do unnecessary projects with huge dollar amounts. Screams of KICKBACK.

  37. Let me ask, would it surprise anyone to know that their associate handbook contains a section about "ethics"? They claim to have a simple philosophy: "do the right thing at all times". Sadly, those words ring hollow when taking into account how they treat some employees, residents and clients. They claim that every employee has an obligation to report any conduct that they feel violates their code (of conduct). There is even an "ethics hotline" that employees can call to report issues confidentially. I know of no one who has ever used the "hotline". I'm sure I'm not the only one who questions it's confidentiality either. That being said, it occurs to me that perhaps more than just employees could make use of it since more than just employees have issues with their lack of ethics, morals and business practices. Long story short, here is what they call the associate "FirstLine ethics hotline" number: 1-800-624-2195. I have no earthly idea if it will help or if it's pointless. Do what you will with it and I wish you all luck in your dealings with them.

  39. While I am sorry to hear of all of these horror stories, I think it would be helpful for posters to say which State they are in. I am writing from SC.

I have to say that you are describing what goes on at MANY companies nowadays. I recently left a well-paid job at a State-governed university for all the reasons you mentioned. Just couldn't stand it anymore.

I also want to share that I am on the Board of my condo association, and yes, First Residential [was it really formerly Condominium Concepts?] is the company we use. Unlike all of the negative posts on this forum, we have an awesome property manager and staff. When I read these posts, I asked our property manager - off the record - what she thought about First Residential, and if she was being treated fairly and with respect. SHE told me she is very happy with the company and, of course (!), with working for my condo community. She said there had been a lot of GOOD changes since First Service Residential became her employer. And let me tell you, our property manager is about one of the nicest and most ethical people you'd ever meet! (I say this as a former HR director who can read people and see through fake facades with ease!)

I am the VP of the (volunteer!) Board since its inception; I have been nominated and elected four times to serve three year terms. I can say unequivocally that the ONLY benefit the Board members receive is a bottle of cold water at our meetings! Kickbacks? Absolutely, positively not!! [I admit I have considered bringing up the topic of some sort of compensation -- depending on how many 'difficult' owners are on the property, and how many projects we have going on -- because some Boards work far more hours than is reasonable, but the Bylaws strictly prohibit this.] For instance, we had one - just one! - owner who made our lives miserable by spreading false rumors - one of them being that the Board takes kickbacks and that *I* shouldn't be on the board because *I* don't live on the property or own a condo! I've lived full-time in my tiny, 700 ft condo, since 2008!]. This ONE owner was such a troublemaker that the Board had to meet multiple times each week, and we even had to WASTE money on our attorney because the homeowner didn't trust what we told her....it went on like this for roughly seven years!! Most of the Board members have full-time jobs, so we sacrificed hundreds of hours after work to deal with the situation. This was when I truly believed we SHOULD be compensated somehow. My idea was a fixed-percentage discount on our monthly regime fees. HOWEVER, our Bylaws strictly prohibit the Board from receiving a single penny from the HOA, so my idea was quickly nixed. Again, our Board is 100% voluntary and we receive a bottle of store-brand water at in-person meetings!]

Regarding FSR, the Board reads all financials and we see no 'funny business' going on with FSR as far as I know! 1. I'm glad to hear that your dealings with FSR have been positive. It's not a surprise that such a large company would have it's fans as well as it's detractors. That being said, allow me to burst your bubble!! I worked for FSR for years in Florida. I held multiple positions (including assistant manager duties). I left (and took a better job with better pay) so, I won't go into detail in that area as I am trying to keep this short. I have witnessed FIRSTHAND the way that they mistreat employees and yes, even residents. I also have seen how the Company treats their Managers and Board Members (volunteer or not) much differently and better than other "lower" employees or "less important" residents. Kickbacks do happen in varying degrees. Perhaps not across the board at every property, but YES...they do happen. Whether it be as bad as breaks given to Board Members, or the much more common practice of property GM's hiring outside companies that they have personal connections to or have worked out "special" deals with to aide themselves. I could type on forever and breakdown specific stories with dates, times and NAMES involved...but I won't. It's not my goal to cause trouble or to cost anyone their job, should they still be employed there. Not everyone's experiences are the same and if you have no complaints about FSR...that's great! Sadly, great experiences with FSR are few and far between.

  48. I lived in a Condo community that was run by First Service. When I first moved in, we had multiple employees working for us (security/maintenance & such). Long story short, in the few years I was there I watched as First Service fired and forced out ALL of our good employees. One after another they were replaced with unqualified and totally incompetent people. I came to find out the main reason for forcing out the employees was to pay the incoming ones less money. Apparently this was an attempt to show us that First Service was saving us money. This came back to bite us all since it caused way more problems in the end. We ended up with a revolving door of lazy, unqualified people who regularly made things much harder on all the residents. Sad to see this company treat people like trash.

They made it policy that residents must go through them to bring conscerns and complaints to the Board. They interfere with elections in order to have FSR "friendly" BOD. They will only address issues on the property when and if they get a vendor who will do the "kickbacks". They limit the number of open meetings and they restrict any or all resident participation. In Zoom they mute everyone except the BOD and themselves; making sure that no one can share concerns in public. They even go so far as to insist that communication be put in a "suggestion box" to be opened by FSR....and who knows if the BOD ever sees the complaints! They do not respond to emails.
